A new housing lottery has launched for a 21-story tower featuring 294 units near Fort Greene Park, with rents beginning at $750 per month.
The lottery for the 99 Fleet Place Apartments features 76 units, all of which are rent-stabilized and income-restricted, with 62 that can be considered genuinely affordable. The listings are aimed at households ranging from one to five individuals, with annual incomes between $31,372 and $100,620, representing 40 to 60 percent of the Area Median Income.
Seventeen studios are available for $750 and $1,217 per month, sixteen one-bedroom units for $761 and $1,261, and twenty-nine two-bedroom apartments renting for $833 or $1,433 monthly. There are 14 lottery units available for families with incomes between 100 and 130 percent AMI, which ranges from $79,406 to $218,010 annually. Studio apartments start at $2,151, while two-bedroom units begin at $2,634. A two-bedroom apartment designated for households earning 130 percent AMI is the priciest option in the lottery, with a monthly rent of $4,215.
A new building at 99 Fleet Place, previously known as 101 Fleet Place, features a dog park and washing station, a spa, a movie theater, a children’s playroom, a business center, a community center, outdoor and rooftop terraces, covered parking, and electric vehicle charging, as stated in the listing.
The J Frankl Architects-designed building features units equipped with dishwashers, premium kitchen appliances, air conditioning, balconies, and hardwood floors. The visuals depict the units featuring a typical boxy white design, complemented by light finishes and expansive windows. Residents are responsible for the electricity bill, which encompasses the electric stove, heating, and hot water.
The outside of the building features a white facade adorned with numerous windows, interspersed with beveled and angled panels that add depth and play with light and shadow. Beginning at the 15th floor, a series of stepped setbacks forms street-facing terraces for select units.
The building permits reveal that the development will feature 44 parking spaces in the basement and allocate 4,484 square feet for community use. Leasing for market-rate apartments began in July, with studios starting at $3,987 per month, one-bedrooms at $4,128, two-bedrooms at $5,400, and three-bedrooms at $7,928.
The project features affordable units as part of the city’s Mandatory Inclusionary Housing program, following the site’s spot rezoning to extend the Special Downtown Brooklyn district. The listing indicates that the project is anticipated to receive the 421-a tax break.
