Culver City Unveils Plans for Fox Hills Redevelopment with Over 1,000 New Homes

Culver City is poised for a significant transformation with the proposed redevelopment of an office park in the Fox Hills neighborhood. The city recently released an environmental impact report detailing the ambitious project, which aims to construct more than 1,000 residential units and commercial spaces on an 8.3-acre site located at 5757 Uplander Way.

The project, led by B9 Sequoia Culver City Owner, LP—affiliated with Link Logistics Real Estate—envisions a modern, mixed-use community. Plans call for the construction of three seven-story buildings, each reaching up to 88.5 feet in height. The development, dubbed “5757 Uplander,” will include 1,077 residential units, 5,772 square feet of ground-floor commercial space along Hannum Avenue, and parking facilities to accommodate 1,382 vehicles.

Affordable Housing and Community Focus

In a bid to secure density bonus incentives for the development, the project designates 78 units as affordable housing for very low-income residents. These units will remain affordable for a minimum of 55 years, addressing Culver City’s ongoing need for accessible housing.

KFA Architecture, a Los Angeles-based firm, is spearheading the design of the project. The plan incorporates sustainable and community-friendly features, including a landscaped paseo that runs north to south, flanked by courtyards, plazas, and green spaces designed for residents and visitors alike.

City records also reveal the involvement of prominent architectural firms AC Martin and Rios in the project’s development. Together, these firms aim to create a cohesive design that balances urban density with open spaces for recreation and relaxation.

The Fox Hills area has long been characterized by office parks and commercial properties, but the proposed redevelopment signals a new chapter for the neighborhood. By integrating high-density housing with commercial spaces and green areas, the project seeks to meet the evolving needs of Culver City’s growing population while contributing to the city’s housing goals.

The redevelopment aligns with Culver City’s broader vision of creating walkable, transit-oriented communities. Situated near major thoroughfares and public transit options, the development offers residents convenient access to local amenities, businesses, and transportation hubs.
